A short sale is a type of real estate transaction needed where the home owner lacks enough equity to sell the property and pay off the all of the loans, liens, and costs of sale. In a short sale we negotiate with the mortgage company and other lienholders to lower the overall payoff(s) and accept less than the amount owed to satisfy the debts. For example, if the property is worth $500,000, however the owner has a mortgage for $550,000 the owner would not be able to sell the home and pay off the mortgage with the proceeds of the sale. Typically a seller pays zero dollars into the transaction in order to sell the property.
